How extra EMI closes a home loan faster

Paying more than the contracted EMI reduces principal immediately. Here is why tenure shrinks and how to read the interest you still owe.

What extra EMI actually does

Your agreement EMI is calculated so that principal plus interest is cleared in n months. If you pay extra, that surplus is applied to principal. Next month the bank charges interest on a smaller balance, so more of the regular EMI also becomes principal. The loan hits zero before month n.

Interest you still pay

You never avoid all interest — you avoid the interest that would have been charged in the months you no longer need. The calculator’s “interest you still pay” is the sum of interest on the shortened schedule. The gap versus the original schedule is the saving.

A simple habit: one extra EMI a year

Paying 13 EMIs instead of 12 (bonus month, tax refund, or increment) is enough to knock years off a long home loan. Monthly extras of ₹5,000–₹10,000 usually save even more. Confirm with your lender that extra is used to cut tenure, not to reduce the next EMI.

Prepay vs invest, and EMI vs tenure

Whether the extra rupees should go to the loan or a SIP, and whether the bank should cut EMI or tenure after a lump-sum, are separate questions with scenario tables under Popular finance questions. This guide only explains the extra-EMI math.
