Finance question

How much home loan can I get based on my salary?

Last updated 2026-09-17

Quick answer

A common planning rule is that total EMIs stay near 40–50% of net monthly salary (FOIR). At 8.5% for 20 years with no other EMI, ₹1 lakh take-home supports a max EMI of about ₹50,000 and a loan near ₹58 lakh in that model. Your bank will still check credit score, employer, property and existing debt — this is not a sanction letter.

What lenders actually look at

Most Indian housing-finance companies start from net salary (after PF and tax), add a FOIR cap, subtract EMIs you already pay, then back out a principal. Credit score, job stability, co-applicant income and the property’s valuation can shrink or raise that number. Processing fees and stamp duty are extra cash, not extra loan.

Worked example

Take-home ₹1,00,000, no other EMI, FOIR 50%, 8.5% for 20 years: max EMI is ₹50,000. The eligibility calculator converts that EMI into a principal. Change the rate or tenure and the loan amount moves even if salary does not.

Formula

Max EMI ≈ net monthly income × FOIR − existing EMIs. Eligible principal is the reducing-balance loan whose EMI equals that max EMI at the assumed rate and tenure.

Example scenarios

Illustrative eligibility at 8.5%, 20 years, 50% FOIR, no existing EMI

Net monthly salaryMax EMI (50% FOIR)Approx. loan
₹30,000₹15,000₹17,28,463
₹40,000₹20,000₹23,04,617
₹50,000₹25,000₹28,80,771
₹60,000₹30,000₹34,56,925
₹75,000₹37,500₹43,21,156
₹1,00,000₹50,000₹57,61,542
₹1,50,000₹75,000₹86,42,313
₹2,00,000₹1,00,000₹1,15,23,084

Assumed rate 8.5% and 20-year tenure. Lenders use their own FOIR, rate and credit policy.

What changes the answer

  • Net salary vs CTC — banks use in-hand, not the full package.
  • Existing EMIs, credit-card dues and gold loans reduce FOIR room.
  • Interest rate and tenure — a lower rate or longer tenure raises eligible principal for the same EMI.
  • Credit score, employer category and LTV on the property.

Things to consider

  • A larger sanctioned amount is not automatically better if the EMI strains monthly cash flow.
  • Confirm whether the quote is on floating rate and whether prepayment is allowed without penalty.
  • FOIR 50%, 8.5% reducing-balance, 20 years, zero other EMIs.
  • Not a loan offer. FOIR caps of 40–55% are lender practice, not a statute.

Results are educational estimates, not tax, legal, investment, or medical advice, and not a loan offer. Verify filings and payments with the official authority or a qualified professional.
