Finance question
How much EMI can I afford with my monthly salary?
Last updated 2026-09-17
Quick answer
A widely used planning band is 30–40% of take-home if you still want room for rent or a future home, and up to about 50% if this EMI is your main fixed obligation. On ₹80,000 in-hand, 40% is ₹32,000 EMI — at 8.5% for 20 years that supports roughly ₹37 lakh. Comfort matters more than the maximum a lender might allow.

Banks may sanction a FOIR near 50%. That does not mean you should fill it. Food, school fees, rent until possession, and an emergency fund still need space. Start with 30–40% of in-hand and only stretch if the rest of the budget is genuinely light.
Worked example
In-hand ₹80,000. At 40%, EMI budget is ₹32,000. Open the home-loan EMI calculator with a ₹35–40 lakh principal at your expected rate and see whether the EMI stays inside that budget.
Formula
Affordable EMI ≈ take-home × chosen % (often 30–50%). Then use the EMI formula in reverse via the eligibility calculator, or plug a loan amount into the home-loan EMI tool.
Example scenarios
EMI budgets and an example 8.5%, 20-year loan at 40% of salary
| Take-home | 30% EMI | 40% EMI | Loan at 40% EMI* |
|---|---|---|---|
| ₹40,000 | ₹12,000 | ₹16,000 | ₹18,43,693 |
| ₹50,000 | ₹15,000 | ₹20,000 | ₹23,04,617 |
| ₹60,000 | ₹18,000 | ₹24,000 | ₹27,65,540 |
| ₹80,000 | ₹24,000 | ₹32,000 | ₹36,87,387 |
| ₹1,00,000 | ₹30,000 | ₹40,000 | ₹46,09,234 |
| ₹1,50,000 | ₹45,000 | ₹60,000 | ₹69,13,850 |
*Same 8.5% / 20-year assumption as the eligibility model. Not a sanction.
What changes the answer
- Take-home vs CTC
- Other EMIs
- Whether you still pay rent
- Job stability and bonus share
Things to consider
- Keep 3–6 months of expenses outside the EMI.
- A floating rate can raise EMI later — leave a buffer.
- Percentages are planning heuristics, not RBI caps.
- Loan column uses 8.5% reducing balance, 20 years.

FAQs
A lower EMI from a longer tenure costs more interest. Prefer a tenure you can finish, not the smallest instalment.
