Finance question
Should I reduce EMI or loan tenure after prepayment?
Last updated 2026-09-17
Quick answer
If cash flow is fine, ask the lender to keep the EMI and shorten tenure. That is what our part-payment calculator assumes, and it usually minimises remaining interest. Cut EMI only if the instalment itself is the problem (job risk, new dependant). Confirm the lender actually applies the instruction.
Calculate your numbers
Tables below use stated assumptions. Change rate, tenure or income in the calculator for your case.
Open Part paymentWhat this calculator models
The home-loan part-payment tool keeps at least the original EMI and shows months saved. It does not model a reduced-EMI recast. If your bank only offers EMI reduction, the interest saving will be smaller than the on-screen figure.
Formula
With EMI held constant, extra rupees go to principal and n falls. If EMI is reset downward, n stays long and more interest accrues.
Example scenarios
Direction of travel (same extra payment)
| Choice | Cash-flow effect | Interest effect |
|---|---|---|
| Keep EMI, cut tenure | Monthly outgo stays the same | Usually largest interest saving |
| Cut EMI, keep end date | More surplus each month | Smaller interest saving |
What changes the answer
- Whether the EMI is already comfortable
- Lender recast rules
- Prepayment charges

Some lenders let you cut EMI a little and tenure a little. Ask. We do not simulate a hybrid recast.
